Ownership & Legal Process

Yes. Belize allows full land ownership by foreigners with the same rights as citizens. 


Titled land means legal ownership is registered and recognized by the Belize government in your name.


We work with a Belize land agent who manages the deed conveyance process, ensuring all legal steps are completed properly. 


The title process typically takes between 6–12 months.



Yes. Every transaction is handled through a structured legal process with defined agreements, closing procedures, and title transfer. 


Pricing & Payment Options

• Enclave lots start at $20,000

• Estate (build-ready) lots start at $30,000+



Yes. Payment plans are available for qualified buyers. 


• 50% down payment
• Remaining balance paid over 2 years
• 8% interest 


Yes. A one-time closing fee of $2,500 covers legal fees, taxes, and title processing.


Consistent payments are required. Multiple missed payments may result in default and termination of the contract. 


Building Your Home

No. You have up to 3 years to begin building on your lot. 


 We offer structured home design options with the ability to customize within that framework. 


Yes. All homes are built through an approved builder to ensure quality, consistency, and a streamlined process. 


Build costs typically start around $100 per square foot, depending on design and customization 


Approximately 12 months from start to completion. 


Infrastructure & Development Timeline

Estate Lots:

• Infrastructure completed

• Ready for building

Enclave Lots:

• Development in phases

• Roads and drainage underway

• First phase targeted: June 2026

• Full development: 12–18 months



• Estate: Shortly after purchase
• Enclave: After infrastructure completion


How the Process Works

  3. Select and reserve your lot 
  4. Finalize agreement and payment plan 
  5. Begin the ownership process


If you are on a payment plan, the title process begins after your final payment. 


Yes. Paying in full allows you to begin the title process immediately. 


Community & Property Use

Yes. Rental opportunities are available, particularly for Enclave properties. 


Yes, with a 3-year holding period. Estate lots include a right of first refusal. 


 Yes.  A $570 bi-annual fee supports shared infrastructure and upkeep. (Due in June and December) 


What Most Buyers Are Wondering

We understand this concern. All transactions are handled through a structured legal process with documented agreements and title transfer through a Belize land agent. 


Most of our buyers haven’t. That’s why we provide a guided, step-by-step process. 


That’s completely fine. You can secure your land now and build within the 3-year timeframe.
